Your home is the biggest investment you’ll ever make. Every home needs a regular maintenance and repair.

GREENHOUSE made a practical and affordable home maintenance package that can cover most of your home maintenance needs all year round.

The Total Home Maintenance Program works like this:

1. You pay an annual fee based upon the square footage of your home. The price of your first year will be only $0.85/square foot. So, if your home is 1,500 square feet, your price will be $1,275.00.

2. Our customer service staff comes out for an initial inspection of your home to look at the overall condition of your house and check for abnormal wear and tear. The inspections will last between 1 to 3 hours. After the inspection they will discuss t the findings to you.

3. Our highly trained staff will perform the seasonal home maintenance checklist listed in our maintenance package lists like changing air filters, tighten plumbing fixtures, complete minor touch up paint, caulk areas where caulk is failing, repair minor cracks in grout, seal windows and doors, and repair minor damages to drywall and baseboard.

4. If any major items need to be repaired that is not covered by our warranty or maintenance package, we will assist you in doing the proper steps to address the problem. We will submit a bid and a comprehensive recommendation and remediation to fix the problem.

Home Maintenance Package Checklist : 

FALL Services
	Replace the filters in your heating and air conditioning systems
	Change the batteries on smoke and carbon monoxide detectors
	Inspect and repair the seals on windows and doors
	Inspect and repair joints in ceramic tile and caulk around tub and sink
	Inspect exposed and repair wiring and cords for wear and fraying
	Inspect for and repair any plumbing leaks (minor plumbing)

SPRING Services
	Inspect the attic, ceilings, and roof overhang for water damage
	Inspect and repair walls and masonry for cracks and subsidence
	Inspect and repair paint for wear or cracking ( not over 25 sq ft.)
	Inspect and repair door / window frames, siding, and trim for cracks
	Change the batteries on smoke and carbon monoxide detectors
	Inspect and repair the seals on windows and doors
	Have your gutters and downspouts cleaned out
	Plug leaks along the seams and corners of your gutters
	Inspect your basement or crawl space for leaks, moisture, termites, and wood rot

SUMMER Services
	Inspect and repair the driveway and walkways for cracks & settling
	Drain the water and sediment from your hot water heater
	Replace the water in your hot water heater
	Test the pressure valve on your hot water heater
	Check to make sure water heater vent is not blocked
	Replace the filters in your heating and air conditioning systems
	Minor interior and exterior paint touch-ups ( not over 50 sq. ft.)

WINTER Services
	Have your gutters and downspouts cleaned out
	Plug leaks along the seams and corners of your gutters
	Oil door locks and hinges and tighten doorknob and hinge screws
	Inspect the attic for pests (birds, rodents, insects)
	Clean dryer vent
	Exterior power washing
